Creating a Luxury Bathroom in Reading

Lisa came to us looking to transform her unused loft space in Burghfield, Reading into a stunning luxury bathroom. She wanted a modern, high-end finish with a spa-like feel — something that felt luxurious but also calm and sophisticated. The brief was clear: create a contemporary luxury bathroom that maximised the available loft space while delivering the kind of finish you'd expect to find in a five-star hotel.

Solving What the Structure Presented

Loft bathrooms are among the most technically demanding installations we undertake. The angled geometry, structural constraints, and service routing requirements that come with a converted roof space require methodical planning long before a single tile is fixed. This project was no exception.

Ceiling Height

Working within the pitched roofline required precise positioning of every element — vanity height, mirror placement, and shower screen alignment were all calibrated to the available headroom, maintaining comfort throughout.

Plumbing Routing

Routing waste and supply pipework through an occupied structure required a phased approach. All pipework was concealed fully within the build — no exposed runs, no compromise to the interior aesthetic.

Ventilation

Building Regulations require mechanical ventilation in bathrooms without openable windows. A low-profile extractor fan was integrated discreetly into the wall, compliant with Part F and all.

Ceiling Height

The floor plan required every millimetre to be purposeful. The layout was drawn and redrawn to maximise circulation while preserving the scale and calm that a premium bathroom demands.

Structural Positioning

The placement of the concealed cistern and wall-hung toilet demanded careful coordination with the existing loft structure. Noggins and reinforcing were installed to carry the load.

Luxury in a compact footprint

Delivering a luxury specification within the constraints of a loft required restraint in selection and precision in execution — choosing materials that contribute to scale rather than diminish it.

Large Format Porcelain Tiles
The walls and floors are finished with large format porcelain tiles in a subtle grey-beige tone. These luxury tiles use a rectified edge technique, which allows them to be laid with minimal grout lines — creating a seamless, almost grout-free appearance. The rectified edges are precision-cut to exact dimensions, meaning the tiles can be installed with just 2-3mm gaps. This creates clean, continuous lines and gives the bathroom a high-end, polished look that's become the hallmark of luxury bathroom design.

We designed a sleek, minimalist luxury bathroom that makes full use of the loft's natural proportions. The colour palette is refined and neutral — soft greys and warm beiges create a calming atmosphere, while the LED backlit mirror adds a touch of modern luxury.

Walk-In Shower Enclosure
A frameless glass walk-in shower with chrome fixtures. Simple, elegant, and perfectly in keeping with the contemporary luxury aesthetic.

LED Backlit Mirror
The statement oval LED mirror provides ambient lighting and creates a focal point in the room. The soft glow adds warmth and makes the space feel more inviting — a signature feature in modern luxury bathrooms.

Wall-Hung Toilet
A wall-hung toilet with concealed cistern keeps the floor clear and maintains the clean, minimalist lines throughout the bathroom — another hallmark of luxury bathroom design.
